The Facilities Lead will plan, execute, and oversee facility operations, construction projects, and site growth. This includes managing mechanical systems, repairs, and both reactive and preventive maintenance. The Facilities Lead will report to the Facility Manager or Director. This position onsite presence 5 days a week in our Durham, NC location.

Responsibilities:

    • Ensure all facility assets (utilities, equipment, and systems—e.g., HVAC, plumbing, power, compressed air, vacuum, exhaust, fume/BSC hoods, and fire protection systems) are operational to support 24/7 site operations.
    • Maintain the functionality, reliability, safety, and compliance of laboratory and building infrastructure; serve as the point of contact with the landlord on these matters.
    • May lead and develop a team of Facilities professionals through hands-on training, coaching, and mentorship.
    • Review, execute, and approve preventive maintenance programs while promoting a predictive maintenance mindset.
    • Maintain proper environmental conditions in Controlled Areas (CAs) and labs (e.g., temperature, humidity, differential pressure).
    • Administer the Building Automation System (BAS)/Building Management System (BMS), including monitoring alarms and ensuring proper responses.
    • Oversee the Computerized Maintenance Management System (CMMS) to support maintenance tracking and documentation.
    • Develop and review Standard Operating Procedures (SOPs) related to facility systems, ensuring compliance with ISO standards (e.g., ISO 13485).
    • Provide facilities expertise for lab, warehouse, and office design during capital projects (CAPEX).
    • Identify and implement opportunities for improving asset utilization and operational efficiency.
    • Manage vendor contracts related to facility operations, including janitorial, food/snack programs, and other services.
    • Oversee space planning and logistical support for on-site events with an emphasis on safety and aesthetics.
    • Develop and implement sustainability initiatives (e.g., carbon emissions reduction, energy savings, LED lighting upgrades).
    • Manage work schedules and resource planning for the Facilities team, ensuring adequate coverage during holidays and weekends.
    • Support facility operations during off-hours when needed, including weekends and holidays, based on business requirements.

Preferred Qualifications:

    • Hands-on” experience in facilities management within life sciences or pharmaceutical environments, including familiarity with GMP/GLP standards.
    • Expertise in building systems and utilities (e.g., HVAC, boilers, compressed air, deionized water systems).
    • Strong interpersonal and problem-solving skills; customer service mindset.
    • Experience in fast-paced, growth-oriented organizations.
    • Ability to effectively prioritize and multitask in a dynamic environment.
    • Willingness and ability to work weekends, holidays, and non-standard shifts as needed.
    • Proficiency with word processing, spreadsheets, Google Workspace, and database tools.
    • High School Diploma or Associate’s Degree with 6+ years of relevant facilities experience in the life sciences or pharmaceutical industry.
    • BS/BA degree with 2–4 years of relevant experience or 6+ years of experience managing facilities supporting Controlled Areas (e.g., BSL-II labs).
    • Building Operations Certification.
    • Certification or hands-on knowledge of BAS/BMS and CMMS systems.
    • Physical Requirements:
    • The ability to regularly lift and/or move up to 50 pounds.
    • Climb ladders and stairs of various heights.
    • This position will include on-call availability for maintenance issues in rotation with other technicians.
    • This position may require coverage of different shifts, weekends and holidays.
Expected full time annual base pay scale for this position is $82K-$96K. Actual base pay will consider skills, experience and location. Based on the role, colleagues may be eligible to participate in an annual bonus plan tied to company and individual performance, or an incentive plan. We also offer a long-term incentive plan to align company and colleague success over time.
