Mode of Employment: Full time only

Mission: As real estate expert representing SRE AM business towards the regional management, partners and authorities and be a reliable partner towards customers by applying fast and cost-efficient solutions over the entire real estate life cycle.

What are my responsibilities?

· As a local real estate entrepreneur are responsible for Zone Asset Management business focusing on the leading KPIs: IBIT, Revenue, Special SRE Projects, Maintenance Spending, Vacancy Rate, Customer Satisfaction and Employee Satisfaction.

· Steer Regional Asset Management unit and align local strategy considering the global AM Strategy, including specification of standards and guidelines and ensure their implementation.

· Set and steer targets for Regional Asset Management in alignment with Hub management as well as monitor and track Zone Asset Management budget, resource allocation, achievements and implementations.

· Establish and ensure partnerships to SRE’s key customers’ management in the SRE Zone Asset Management and support their target achievements through adequate real estate activities.

· Support Regional Asset manager negotiating with key customer/landlord.

· Encourage RAMs to drive continuous improvement of real estate costs in office and industrial locations in order to increase and optimize the respective real estate performance (e.g. IBIT optimization measures).

· Identify and manage operational risks and initiate corrective actions in order to minimize negative impacts on real estate performance.

· Cooperate and support in the acquisition and disposal of real estate, especially in due diligence as well as contract negotiations for acquisitions and sales.

· Ensure the implementation of worldwide binding standards, processes and principles for Asset Management with the aim to improve Siemens cost position and quality.

What do I need to qualify for this job?

· More than 10 years real estate management experience

· Professional skills in negotiation skills, data interpretation, risk management skills and stakeholder management etc.

· Personal skills in analytical solving, decision making and conflict management etc.

· Knowledge in multiple Corporate Real Estate disciplines, e.g. Asset Management, Property Management, Facility Management & Procurement of Real Estate Services

· Management and leadership skills

· Strong Customer orientation

· Good communication skills and social competency

· Several years of professional experience with responsibility in RE functions

· Bachelor’s Degree in engineering or other advanced real estate related technical degree preferred

· Advanced English language skills
