About the role

The Director of Global Real Estate will be responsible for supporting StockX’s Real Estate transactions, construction, facility maintenance and lease administration. StockX currently has warehouse, office and retail locations in the eight countries. The successful candidate will possess a strong sense of urgency plus a thorough understanding of commercial real estate, legal provisions, leasing procedures, and all
relevant policies. The individual will collaborate with StockX team members, Landlords, Tenants, Brokers, and Vendors to execute all phases of the leasing process from site selection through occupancy. The position reports to the Sr Director of Global Real Estate within the Real Estate Department.

What you will do

Transaction Negotiations:

  • Lead StockX’s global real estate transaction strategy, integrating both the immediate operational needs as well as the long-term business plans and corporate roadmap
  • Lead transactions across all business units including new leases and renewals.
  • Manage the network of local brokers responsible for site identification, research, mapping and site tours.
  • Partner with StockX stakeholders to understand their business and space requirements, advise on and mitigate business risks, and represent overall stakeholder interests during transaction negotiations.
  • Develop and/or review RFPs, LOIs, financial analysis and business cases; make recommendations and execute on best strategic path for transactions.
  • Collaborate with StockX legal to effectively communicate and resolve positions on open legal provisions and help finalize legal terms.

Construction and Facility Maintenance:

  • Experience with interior office construction and build to suit projects through all phases.
  • Work closely with our internal stakeholders and external suppliers and consultants to define and optimize space requirements.
  • Lead external project teams for local project management, design and construction.
  • Proficiency in facility maintenance to scope, price and complete maintenance projects domestically and internationally.

Operational Responsibilities:

  • Function as part of a high performing team within StockX to build relationships across the organization to deliver successful real estate project deployment.
  • Support budgeting process for expense and capital requirements.
  • Ensure successful project delivery within approved budget and schedule meeting multiple internal
    business unit objectives.
  • Partner effectively with peers within Facilities, Security, IT, Procurement, Finance, Legal and HR.
  • Oversee tracking and management of all critical dates for transactions portfolio through implementation of new lease administration system. Facilitate timely review and completion of all agreements.
  • Assist with recruiting and annual review process.

About you

  • 8+ years of experience in global corporate real estate, including transaction management, capital project management, and facilities related projects.
  • Bachelor’s degree.
  • An extensive knowledge of principles, policies, strategies, trends and best practices relating to commercial real estate transactions.
  • Strong written and verbal communication skills to effectively interface and communicate with all levels of internal and external stakeholders.
  • Demonstrate a thorough understanding of Real Estate terms and conditions from project inception through delivery (such as LOIs, leases and construction agreements).
  • Experience leading facility maintenance activities.
  • Proficient in utilizing data management and lease administration software packages.
  • Ability to travel up to 20% of the time.
