Summary
The Community Development Finance (CDF) Relationship Account Manager (RAM) provides support to the CDF Senior Director and works in partnership with CDF Originations, Underwriting and Portfolio Management teams as it relates to transactions associated with Community Reinvestment Act (CRA) qualifying investments and loans within the following asset classes: i) multifamily developments financed with Low Income Housing Tax Credits (LIHTC), ii) community development financial institutions (CDFIs), iii) real estate private equity funds, iv) Small Business Investment Corporations (SBIC), iv) New Markets Tax Credits (NMTC), and v) other qualifying assets for Santander Bank, N.A.’s CRA Program. The RAM’s primary duties will revolve around the execution and coordination of the due diligence process and advancing the deal team to bringing the transactions to closing, onboarding and internal reporting. Duties include analyzing due diligence items, sponsor strength and financial projections; ensuring the transaction and associated documentation conform to Santander’s credit risk management standards. Candidate is expected to have strong communication skills, highly organized, self-starter, issue resolution, and ability to build rapport across departments and provide excellent client service in a deadline-oriented and time sensitive environment.
Duties & Responsibilities
- Support Origination team and work closely with deal team members (Originations, Underwriting, Portfolio Management, Legal, 3rd Party Vendors) to help manage due diligence and closing process for investments and loans
- Ensure transactions adhere to the Bank’s credit policy, approved investment/loan approval and legal closing documents/agreements
- Coordinate with internal Operations and Portfolio Management for transaction closings and transfer processes for proper onboarding
- Coordinate with other internal business lines for deposit and operational bank account setup associated with closing transactions
- Coordinate due diligence calls with external clients and track open items to ensure underwriting has met all the requirements to convert, as well as other conditions are satisfied prior to closing
- Pipeline management and weekly reporting to CDF Team and internal stakeholders
- Conduct KYC/AML reviews, initiate and manage 3rd party reviews to include Environmental, Appraisal, Flood Certifications and Insurance
- Create/maintain transactions in internal systems for approval and maintain customer database and internal repository system for pipeline management
- Manage tax credit syndicator transaction registration process
- Lead conference calls with clients and other deal team members to ensure timely deal progression
- Processing initial draws and capital calls for debt and equity investments
- Manage quality control of ensuring onboarding of debt and investment originations on internal systems
- Manage CDF’s vendor management database, submit associated expense requests and obtain purchase orders
- Manage OCC After-the-Fact Notifications
- Manage approval process for debt modifications

- Bachelor's Degree in finance, business, political science or other relevant field, or equivalent work experience
- 5 years of experience in affordable housing, economic development or other community development origination, underwriting or portfolio management
- Minimum of 5 years hands-on project finance experience in real estate lending, credit and tax credit finance
- Knowledge of applicable regulations and tax law for community development products
- Ability to communicate the organizational CRA strategies, goals, current needs and risk/reward appetite for community development loans and investments to market leadership and business unit managers
- Demonstrated ability to manage public/private partnerships including excellent project management skills, and the ability to build relationships across public, private and not-for-profit sectors
- Excellent, sales, persuasion and negotiation skills required to represent the Company's interests in negotiations
- Extensive experience developing and structuring community development finance transactions including LIHTC, NMTC or CDFI lending and investment
- In-depth knowledge of CRA and Fair Lending regulations required, including HMDA and ECOA
- Strong analytical and financial skills. Knowledge of credit policy and transaction due diligence processes
- Strong verbal and written communication skills as well as multi-tasking and transaction management ability
- Ability to work with third party accounting and legal consultants as well as sophisticated project development consultants and advisors
- Proficient skills in spreadsheets and PowerPoint; knowledge of Salesforce
