What is the opportunity?

RBC Capital Markets is the global investment banking arm of the Royal Bank of Canada (RBC). RBC Community Investments (www.rbccm.com/communityinvestments) is a leading national syndicator of real estate tax credits, including State and Federal Low Income Housing Tax Credits (LIHTCs), and Historic Rehabilitation Tax Credits (HRTCs). The Real Estate Investment Associate will support the pricing and deal closing teams. On the pricing team, this position works directly with Originators and Pricing Group Managers to model and price deals and prepare Letters of Intent. On the deal closing side, this position works directly with Investment Managers to prepare Investment Summaries, analyze rents and expenses and review all related underwriting materials.

What will you do?

  • Financial modeling, structuring and underwriting of multifamily real estate transactions with tax credits.
  • Work with the Pricing Group on initial modeling, including initial deal screening with thoughtful and thorough review and analysis of proposed investment opportunities, and structuring and market analysis.
  • Prepare and review materials for Issuance meeting, including sensitivities, and provide support to Originators during the meeting with regards to underwriting and financial modeling.
  • Assist Originators and Investment Associates during pricing guidance process in preparation for Letter of Intent (“LOI”) or Request For Proposal (“RFP”) and provide input on deal metrics and pricing sensitivities.
  • Prepare LOI or RFP based on financial model and pricing guidance for review by internal staff.
  • Structure transactions to RBC standards and proactively identify and mitigate exceptions up-front with oversight from VP-Financial Analysis and Director-Underwriting.
  • Support Investment Managers with site analysis and partnership negotiations.
  • Prepare and review of Investment Summary and all other materials needed for Investment Committee, including the following:
    • Identification of Investment Highlights and Risks,
    • Market Study Analysis,
    • RBC Underwriting Guidelines and Exceptions documentation complete and accurate,
    • Financing Terms and Reserve Accounts, Guarantees, and Tax Risk Identification.
  • Responsibility for preparation and presentation of rent and expense underwriting meeting materials and follow up on outstanding questions.
  • In conjunction with diligence staff, prepare and submit all documentation required to ensure timely and efficient closing and funding at the lower tier.
  • Review of 3rd party reports and loan documents.
  • Proactively identify operational risks/ control deficiencies in the business
  • Review and comply with Firm Policies applicable to your business activities
  • Escalate operational risk loss events, control deficiencies and risks that you identify to your line manager and the relevant risk and control functions on a timely basis.

What do you need to succeed?

  • Candidate must possess a Bachelor’s Degree, preferably in Finance, Accounting, or Real Estate/Urban Planning.
  • Minimum three (3) years’ experience in real estate underwriting activities and financial modeling, affordable housing, or tax credit syndication.
  • A strong interest in real estate investment and/or affordable housing, and excellent quantitative and analytical skills are essential.
  • Proficiency in MS-Office applications is required.
  • Preference for previous experience in tax credit financial modeling and underwriting
