Title: Corporate Real Estate & Workplace Strategies Director - North America

Location: Irving, TX

Summary:

Are you ready for your next exciting career opportunity? We are seeking a hardworking Director to lead our Real Estate & Facilities team! In this position, you will create and implement the North American strategy (including footprint rationalization) and effectively lead the real estate and facilities function.

Key responsibilities:

  • Build and deliver the Logistics, Housing & Real Estate Strategic plan.
  • In line with strategic objectives, enhance strategic plan: rationalization, reduction of office space, consolidation of Data Centers, alignment plan further to M&A transactions, improvement of working conditions, Wellbeing@Work, etc.
  • Create individual business cases for each project and follow through to strategic plan execution

Real Estate:

  • Handle business requirements relating to Real Estate (new/increased/reduced surfaces, etc.) through proposals from the market
  • Manage relationships with external brokers and Real Estate services providers
  • Perform Real Estate portfolio due diligence operations for M&A transactions
  • Budget construction and validation with Controlling
  • Support HR in relationship with workers council, through supplying relevant information on RE portfolio/projects
  • Validation of lease contracts/amendments/notices for sites in GBU scope

Harvest (Atos Real Estate) database:

  • Update and maintenance of Group Real Estate global database for GBU in scope

Road to Agile Competitiveness & Excellence (RACE) Program – R3 Stream:

  • Overall responsibility of R3 stream for North America
  • Set up & execution of cost savings as per R3 leader targets, in close co-operation with North American RACE leader
  • Report monthly status of savings plan execution to R3 leaders
  • Track savings compared to budget and actuals

Spend Control Board (SCB) and Global Investment Committee (GIC):

  • Business case and documentation preparation for RE-related SCB topics
  • Presentation of business cases to GRE and Group Investment Committee

Minimum Requirements

  • 5 years+ of experience in the real estate industry or related experience
  • Real Estate Portfolio management experience, including data center facilities
  • Demonstrated ability to engage service providers and vendors to provide solutions
  • Track record of negotiation experience in real estate, construction and facilities contracts, as well as project management
  • Experience in people management (vertical and horizontal), including mentoring and developing teams
  • Excellent written and verbal communicator who can earn the trust of colleagues and management
  • Experience in developing and executing related projects on schedule and within budget

Preferred

  • Bachelor’s or Master’s Degree
  • Industry accreditations
  • Background in information technology organizations, including Data Centers
