Facilities Operations Manager (based in Manchester or Glasgow or Edinburgh)

Due to our continued growth and success, an exciting and rewarding opportunity has opened up for a Facilities Operations Manager with a strong 'soft & hard services' experience to support our day to day Building Operations and to be based in Manchester or Glasgow or Edinburgh . This role will be responsible for the ownership and management of the division’s operational standards and KPIs. To succeed in this role you will need to have a proactive approach to Operational Standards, Safety, Communication and Cost Management. The ideal candidate will have experience in supporting the opening, safety and project management of new buildings/openings.

Position Goals & Objectives

  • Provide support in all trades to effectively maintain buildings and continually reduce defects
  • Increase operational effectiveness & efficiency of buildings and infrastructure
  • Illustrate the WeWork core values and strive to achieve our mission
  • Assist in building the portfolio facilities team as needed
  • Directly manage portfolio facilities team
  • Maintain Portfolio’s 90% SLA
  • Minimize overtime hours paid in portfolio

Key responsibilities include but are not limited to:

  • Work closely with the Facilities Director to ensure accurate budgeting and forecasting of the Capital Projects Budgets
  • Support the Facilities Director with budgeting/forecasting the annual utilities budgets for, Electric, Gas, Water and Landlord supplied services
  • Ensure the member experience across the Division is in line with expectations i.e. everything in good working order, facilities are clean and safe
  • Ensure the safety and legal compliance associated with each facility is being achieved
  • Support the project management of the new buildings from a Facilities prospective, ensuring the learnings from previous buildings are clearly communicated during design process
  • To review and manage the PPM process, ensuring all legal compliance is being achieved, and the document management policy is adhered to
  • Support the Facilities Coordinator with the management of the service contractors and agreed SLAs
  • To take full ownership for the management and execution of the reactive tickets issued for each building
  • Work closely with the Facilities Director and Fit Out Manager to ensure a smooth and processed handover
  • Ensure your direct reports are being managed and supported in a manner that focuses on continuous development and improved performance

Experience and Requirements:

  • 5 plus years experience in overseeing the maintenance function for a minimum of 5 locations
  • Experience managing a team of greater than 5 employees
  • Must be able to work independently or on a team
  • 5 plus years of management experience in the facilities, construction or related industry
  • Strong working knowledge of commercial MEP systems, specifically HVAC, plumbing, fire and life safety systems and electrical distribution networks
  • Excellent communication, organization and written skills
  • Experience managing technical contractors/support functions and outsourced vendors.
