About the Role
WeWork is looking for a Sr. Procurement Manager (SSLA) in Spain who will oversee and coordinate the whole Subcontracting,
Sourcing, Logistics and Activation process for the Programme Implementation in the country (from pre-construction to delivery/post-
construction). Reporting to Regional Procurement (SSLA) Director, the candidate will closely collaborate with all other Area Leaders
to comply with schedule and cost related objectives. Some of these areas are: Pre-construction, Construction and
Administration/Finance. This position must accomplish a thorough understanding of the whole implementation/delivery process, as it
is intimately related to Basis of Designn -BoDs- (quality), Capital Expenditure -CaPex- Reduction Strategies (budget), and strict
opening dates (schedule). This role requires from the candidates the ability to set clear schedules, establish budget control strategies
and timely close out project costs. Also, from this position cost and schedule related strategies will be fostered to be applied by all
Local Team members. Activities to be developed include negotiation, implementation and monitoring of performance against defined
targets and a strong support to Regional Procurement (SSLA) Director in the development and implementation of best procurement
practices.


Responsibilities (including but not limited to):
● Report to Regional Procurement (SSLA) Director,
● Drives all aspects of the complex strategic subcontracting, sourcing, logistics and activation process,
● Follow approved procurement practices consistent with corporate guidelines,
● Conduct analysis for subcontract opportunities and support the overall supply chain strategy of the business,
● Navigate standard commercial business procedures while mitigating market additional risks of subcontractors/suppliers,
● Take the lead on pre-proposal submission engagement with suppliers and subcontractors as well as post-award
negotiations,
● Collaborate closely with key Local Team leaders to understand their priorities and challenges,
● Assess Local Team needs on an ongoing basis,
● Manage expectations regarding important key sourcing deliverables/ deadlines as established by Construction Director,
● Manage subcontractor/supplier relationships, effectively maintaining positive and ethical working relationships,
● Lead requirements analysis/development and reach consensus on subcontractor/supplier agreement terms,
● Work with Local Team partners to determine appropriate prime contract flow down terms, develop negotiations strategies,
objectives and plans.
● Draft necessary language to translate business needs into specific requirements for contract-related documents,
● Review project pipeline to determine workload impact and prioritize assignments accordingly,
● Stays current with business trends as well as Programme implementation best practices,
● Ensure such practices result in complete estimates while certifying that financial objectives are met,
● Attend Local Team meetings, answer any questions and resolve issues regarding SSLA duties,
● Provide other services, including change order negotiation and occasional collaboration with construction teams,
● Interface with other individuals in the Local Team to obtain support and commitment to contract terms,
● Manage SSLA database and formal process to support business by ensuring historical data is used,
● Identifies cost trends to assist management in cost reduction and process improvement efforts,
● Share reliable information and develop/maintain effective working relationships so Local Team needs are met,
● Review in its entirety contract documents, identify items that might have been omitted and propose corrections,
● Analyze project data to provide clarity to bidding processes and re-use this data to better perform the procurement process,
● Act as prime country stakeholder for SSLA strategies implementation,
● Provide Local Team Staff with accurate and updated information/control/guidance and, also, furnishes feedback in relation
procurement process,
● Identify relevant drivers of SSLA sector and incorporate them within related processes,
● Deliver experience to add value to all processes in which the area intervenes,
● Participate in strategic value engineering sessions with Local Team members/contractors/vendors to optimize value in the
country, feeding back into BoD/CaPex Reduction Strategies development,
● Closely interact with all other country areas and also with SSLA Teams from abroad to analyze and understand successes
and failures, bringing this knowledge back to enhance country development,
● Take a lead role to successfully manage the agreements with subcontractor/supplier performance appraisals and renewals,
● Manage key subcontractor/supplier relationships by monitoring contract performance, update contract data and assist in
relations by understanding payment performance,
● Make sound recommendations in order to support company product vision and development efforts. Design, manage and
develop effective/agile supply chain solutions.
● Development and mentoring of the SSLA team.
● Lead subcontract supplier research, audits, selection and development in close liaison with Local Team,
● Manage and control all subcontracts documentation, data, files and reports in a timely and accurate manner,
● Prepare quotations/tenders, analysis of supplier bids, and award of contracts,
● Negotiate subcontract/supply agreements and enforce terms as necessary,
● Support development of commodity roadmap and vendor consolidation programs,
● Introduce strategic pricing models to deliver favorable results through structured cost reductions initiatives,
● Ensure all information on subcontractor/supplier within the Programme implementation is sustained in an accurate and
timely manner,
● Ownership and management of supply chain performance though use of KPI’s, subcontractor/supplier performance cards,
and associated procurement tools,
● Provide Procurement expertise across the business, and support the execution of a common approach across Local Team,
● Produce weekly subcontract/supply/logistics status reports for the Regional Procurement (SSLA) Manager and Construction
Director,

Qualifications:
● Must have MSc (or equivalent) degree or higher in Architecture/Civil Engineering/Construction Administration,
● 10+ years in the construction industry with a focus in high-end retail, hospitality, or similar projects,
● Proven track record in applying SSLA techniques for multiple sites (Programme Management),
● Strong knowledge of local/international construction market stakeholders,
● Used to deal with competitive bids/RFPs/strategic sourcing processes/policies/procedures/category strategy/supplier
segmentation and supplier risks,
● Experience in contract negotiations to include business, price and technical terms; drafting contract documents; participating
in cross functional teams; data analysis/supplier assessment; solving complex problems that require frequent use of
creativity,
● Acquaintance with construction technologies/methods, engineering, equipment and FF&E,
● Excellent organizational, supervisory, communication, collaboration and analytical skills,
● Proven communication skills - verbal and written,
● Impeccable and concise communication and presentation skills, verbal and written,
● Well-developed financial analysis, purchasing, negotiation and computer skills,
● Demonstrated ability to consistently meet deadlines,
● Strong time management skills and experience managing SSLA duties for multiple projects simultaneously,
● Excels under pressure and can maintain a calm demeanor at all times,
● Self-motivated /self-starter with ability to work both independently and cooperatively in a fast-paced Programme.
● Proficient both in Spanish and English (go-no go requirement).
