Job Description
Responsibilities: The successful candidate is responsible for managing WeWork capital projects by overseeing the following.
Schedule Management
- Collaborate with internal team members to validate construction duration and develop overall project schedule
- Drive general contractors to maintain schedule, including pre- and post-construction activities
- Coordinate with general contractors and vendors to supply and install FF&E as scheduled
- Work with internal WeWork teams, general contractors, and local municipalities to obtain permits and schedule inspections as scheduled
- Coordinate with landlords to ensure on-time delivery of lease required scope
Cost Management
- Communicate potential value engineering opportunities to internal WeWork team members
- Generate budgets
- Bid management and general contractor selection
- Manage the change order process
- Procure purchase orders and pay general contractor and vendor invoices on time
Quality Management
- Ensure general contractors adhere to plans and specifications
- Ensure delivery of high-quality finished product to maintain WeWork brand standards
- Manage punchlist and project closeout processes
Expectations: The successful candidate is expected to be a well-rounded and flexible individual who can meet the following expectations.
- Proactively communicate risks and opportunities regarding constructability or cost, quality, and schedule concerns to internal WeWork team members
- Ability to “size up” construction progress or obstacles in the moment and provide solutions
- Partner with in-house and outsourced consultants (engineers, architects, designers, etc.) on project deliverables
- Build and maintain relationships with internal team members and external resources
- Provide constructability feedback during Due Diligence phase to identify potential issues with prospective locations
- Coordinate with internal team members on project readiness prior to turnover and member move-in
Qualifications & Requirements: The successful candidate should meet the following requirements.
- VD&C experience preferred
- Significant construction experience working on high-end retail, hospitality, or similar projects
- Bachelor’s degree in engineering or construction management (or equivalent experience)
- Experience with construction management/project management software (Fieldlens, Project, Smartsheet, etc)
- Ability to read architectural and engineering drawings and identify issues
- Ability to work independently in a fast paced environment
- Highly organized with attention to detail
- Full understanding of Microsoft Office and MS Project
